Full description

An attractive Arts & Crafts residence by the sea, beautifully modernised and set within the exclusive Summerley Estate, with sweeping views over the English Channel.

Coast & Country by Henry Adams are proud to offer ‘Tudor Lodge’ as quite possibly one of the finest homes on Felpham’s sought-after Summerley Private Estate — a handsome 1930s Arts & Crafts residence that has been meticulously restored and thoughtfully modernised, creating a perfect balance between original charm and contemporary luxury. Positioned just moments from the seafront, this exceptional property offers versatile family living and an enviable coastal lifestyle.

The interiors extend to over 3,400 sq. ft. and have been finished to an exacting standard, with bespoke craftsmanship and high-quality materials throughout. A striking entrance hall sets the tone, leading to an elegant sitting room with wood-burning stove, a dual-aspect study/home office with bespoke cabinetry and direct garden access, and a formal dining room. The heart of the home is the beautifully designed, handmade oak kitchen/breakfast room with quartz worktops, a large central island, and premium appliances, complemented by a utility room and boot room. Further ground floor accommodation includes, a shower room, and cloakrooms.

Upstairs, several rooms enjoy sea views, with the principal suite offering a private balcony, bespoke Neville Johnson wardrobes, and a luxurious en suite with walk-in shower and freestanding bath. Two further bedrooms and additional bathrooms complete the well-planned layout, making the house ideally suited to both family life and multi-generational living. There is versatile space over the double-garage which could be used as an internal annexe, fourth bedroom or living room that benefits from a large balcony looking towards the sea.

Outside, Tudor Lodge is approached via a private road and sits at the end of a peaceful cul-de-sac. The landscaped gardens have been professionally designed and planted within the last two years, featuring York stone terraces, sweeping lawns, colourful borders, and an atmospheric lighting and irrigation system. A covered pergola with outdoor kitchen provides the perfect setting for entertaining, while a summer house, storage shed, and hardstanding for a hot tub add to the appeal. The integral double garage includes an EV charging point and workshop area, with ample driveway parking.

An exceptionally well-presented and versatile home, Tudor Lodge offers a rare opportunity to acquire a residence of real distinction on one of West Sussex’s most desirable private estates, just a stone’s throw from the beach.

Explore the area

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
