The house was built in 2004, and the Rife has never breached the garden, even during historically wet winters. You will also notice that our immediate neighbours have built an extension situated even closer to the watercourse than our property.

Please note that due to the location, standard property surveys in this area routinely generate a flood warning; this was flagged on our own survey when we purchased the home. In terms of maintenance, the local council clears the entire Rife annually, but individual property owners are responsible for keeping their respective sections clear throughout the rest of the year.
