Full description

A fabulous and truly unique, detached timber clad family home occupying a generous plot in one of Bosham's most sought-after roads. Extending to some 3695 sq. ft, this spacious home offers bright, contemporary living accommodation with views to both the South Downs and the harbour.

A glazed entrance porch leads into the reception hall with storage area, cupboard and cloakroom, plus stairs leading to the first floor. The living room features a wood burning stove and full height glazed sliding doors opening to a patio area with harbour views beyond. The sitting room is open to both the dining area and kitchen, creating a wonderful space for entertaining.

The dual aspect dining area with its vaulted ceiling and large glazed windows provides a light and airy feel with the benefit of far-reaching views across open farmland and to Kingley Vale National Nature Reserve. A modern, well-equipped kitchen with a range of two-tone base and wall cupboards, an electric AGA, separate induction hob and electric oven also forms part of the ground floor space and like many other rooms in the house enjoys views towards the South Downs. Accessed via the kitchen is a utility room with doors to both the garden and to the garage, plus a wet room with shower.

Leading from the far side of the sitting room is a hallway with built-in cupboards and bookshelves providing excellent storage. The hallway opens to a further reception room (currently used as a snug/study) with a desk area and doors onto to the patio. This part of the house lends itself to fantastic guest accommodation thanks to two ground floor double bedrooms, each with wonderful views, and the larger of the two with doors opening to the garden. Serving the two ground floor bedrooms is a modern shower room.

A spiral staircase located in the heart of the house leads to a galleried landing, which is a particular feature of the house thanks to its shallow pitched, timber frame skylight providing plenty of natural light together with a wonderful view towards the South Downs. The landing provides access to all rooms on the first floor, including a spacious studio/craft room with its own stairway entrance to and from the ground floor entrance hallway (this room could be used as a home office). The principal bedroom enjoys a different outlook from each of its three aspects and features a dressing area plus en-suite bathroom with separate shower. Two further double bedrooms and a family bathroom can also be found on the first floor.

The house is approached via a gravel driveway providing ample parking and access to an integral double garage with electric up and over door. The property has a fabulous garden with far reaching views over adjoining farmland and beyond to the South Downs National Park. Adjacent to the dining room is a walled patio area providing excellent outdoor dining/entertaining space. The remainder of the garden, which is primarily laid to lawn is enclosed by stock fencing which keeps the garden secure without compromising its outlook. To the front of the property is a patio immediately next to the sitting room, which enjoys a glimpse of the water at high tide.

Local Area

The property is situated in historic sailing village of Bosham which forms part of Chichester Harbour. Bosham has three public houses, cafes, two convenience stores, a primary school, two children's nurseries, a train station and an historic church and quay. The location of the village at the top of The Bosham Channel allows easy access to the calm waters of Chichester Harbour and makes Bosham a sailing hub with other water sports also popular such as paddleboarding and kayaking. Just to the north lies the renowned South Downs National Park offering miles of picturesque footpaths and bridleways and the Goodwood Estate with its horse and motor car racing events. Some four miles to the east of Bosham lies the Cathedral City of Chichester. Chichester offers fantastic facilities including shops, restaurants, bars, cafes and The Festival Theatre and Pallant House Gallery along with a mainline railway station with services to London Victoria. Just south of the city lie the renowned, sandy beaches of West Wittering (blue flag beach) and East Head both popular destinations in the summer months.

Why live in Chichester

We consider ourselves very lucky to be working in a city that blends so many different architectural styles, from elegant Georgian buildings to contemporary new apartments and waterside properties that overlook the harbour.

In 2013, The Sunday Times listed Chichester as one of the top places to live in the UK with ‘something for everyone’ – and they weren’t wrong. Chichester is a cathedral city, a county town and home to some of the oldest churches and buildings in the country. There are many well-regarded public and state schools in the local area with further and higher education options available from Chichester College, West Dean College and the University of Chichester. Our great schools have always made Chichester very appealing for those looking for the perfect place to raise a family.

Our city centre is a shopper’s paradise and there are great places to eat and drink, from elegant restaurants to cosy cafés and pubs, all set along the city’s four main streets. Chichester Cathedral on West Street dominates the skyline and, on summer afternoons, its grounds are filled with local people enjoying picnics. In the evenings, the Cathedral plays a central part in the city’s nightlife by hosting classical music events.

Chichester has a number of public parks, the Chichester Tennis and Racquets Fitness Club and Westgate Leisure Centre, where you’ll find a large swimming pool and skate park and, if sailing is your thing, Chichester Harbour is a haven for you. There really is so much to do here you’ll be spoilt for choice; spend the day on one of the many local beaches, stretch your legs on the stunning South Downs or catch a show at the Festival Theatre before it moves to a permanent home in London’s West End.

If you’d like to buy, sell or let a property in Chichester, get in touch with your local team and discover the Henry Adams difference for yourself.
