From the moment you step into the vaulted entrance hall, the sense of space and elegance is immediate. A peaceful snug sits at the front of the home, while the rear opens into a stunning open-plan kitchen, dining, and living area—complete with sleek pale blue cabinetry, premium appliances, a walk-in pantry, and a feature gas fireplace. Skylights and three sets of glass doors flood the space with natural light and open directly onto the south-facing garden.

Also on the ground floor are three generously sized bedrooms, all with built-in wardrobes and direct garden access. One has its own en-suite, while the others share a stylish shower room. A separate utility room, cloak cupboard, and internal access to the garage enhance everyday convenience.

Upstairs, the first floor sitting room is a spectacular space, with vaulted ceilings, sea-facing balcony, striking fireplace, and a discreet kitchenette—perfect for entertaining. The principal bedroom is a peaceful retreat, with uninterrupted sea views and a luxurious en-suite featuring twin basins, walk-in shower, and freestanding bath. Two further bedrooms, one en-suite plus a separate shower room complete the first floor.

At the top of the house, a versatile bonus room offers the perfect space for a children’s den, studio, or home office. Underfloor heating runs throughout the property, ensuring year-round comfort.

Outside

The property is approached via a carriage driveway with side access to a beautifully landscaped rear garden. A central lawn is bordered by colourful planting, with a generous patio and pergola for outdoor dining. A rear gate opens directly onto the beach, bringing the coastline to your doorstep.

Nearby, the historic town of Arundel and the cathedral city of Chichester offer further options for dining, shopping, and cultural experiences, while Brighton lies within easy reach for more extensive days out.

The area is a haven for those who love the outdoors, with miles of coastline to explore and marinas at Littlehampton and Chichester offering excellent sailing facilities. Why live in Middleton-on-Sea?

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
