Past, present and future for local property

There’s little doubt that 2016 has been an interesting year but whatever the politics of the day, there will always be a strong desire to invest in the tangible asset of bricks and mortar.

Already people are looking to the Spring market of 2017 which effectively begins in January for anyone planning to be in their next home by Easter.  One of the busiest periods on Rightmove is between Christmas and New Year so we’re anticipating an early surge in enquiries.  

This year started with a flurry of activity from investors aiming to beat the stamp duty changes by April. Following that, sales activity remained consistent and steady. Even the surprise Referendum result in June did little to dampen the enthusiasm of buyers and sellers across the southern counties. 

The warm summer and mild autumn weather created a longer selling season and there are few signs of it tailing off as the end of the year approaches. 

Our market leading land & new homes operation has launched developments in November which have got off to a flying start with serious buyers securing their next property this side of Christmas. 

Looking forward to 2017, the property market outside London is likely to continue to be reasonably active across most price ranges, especially those up to around a million pounds. Prices are likely to remain fairly static, enabling people to plan their move with more confidence based on their own lifestyle and circumstances. 

Rental market legislation is forecast to change quite dramatically following recent announcements in the Autumn Statement. The government’s period of consultation will be invaluable in making sure that any new legislation successfully covers all eventualities when comes into effect.
