“December can be a great time to start marketing your property,” says Gareth Overton, head of residential sales at Henry Adams.

“In recent years there’s been a surge in online enquiries to our offices from Boxing Day through to New Year. So homes fresh to the market could see an early boost in interest as homebuyers start their new year property search while they have a few days off work.”

And despite fewer properties on the market, the viewings arranged by Henry Adams sales teams also increased by 13% during the same period, indicating continued demand from buyers.

“Given the current political and economic background, some potential sellers may be holding back,” says Gareth, “but that could work to your advantage because there’s likely to be fewer properties competing with yours for each motivated buyer.

“There’s also a sense of pent up demand while people wait and see what politics brings but as soon as we have a clear path forward and confidence returns, we expect market activity to pick up quickly.

“In the meantime, a December valuation gives you a head start on the New Year market. All the photography, marketing literature and energy ratings can be prepared in the days leading up to Christmas to maximise your property’s exposure to new potential buyers over the Christmas and New Year period.”

Anyone considering a move in early 2020 would be well advised to take advantage of this quieter period to get their property valued so that it can be ‘launched’ onto the market at the right time, whether that’s later in December or ready for early 2020.
