Planning application submitted for residential development at Eastergate

Henry Adams Planning has acted on behalf of Barratt David Wilson Homes to submit a planning application for a residential development on land at Eastergate, Chichester.  

The hybrid application has been submitted for the creation of 551 new residential properties as part of the wider Barnham, Eastergate and Westergate strategic allocation.


A dedicated care home, public open space and a play area would be incorporated into the proposed scheme, which lies to the north of Barnham Road. 

The site is allocated for residential development as part of the Strategic Allocation for the area. Cooper Baillie Architects has drawn up the Masterplan to maximise the space available while proposing a mix of dwellings to support social sustainability. 


Every aspect has been thoughtfully designed to help build a community for all age groups to enjoy. The permission will also see the release of land to deliver the first phase of the A29 realignment scheme, which is a critical piece of infrastructure for the District.

As well as retaining existing trees and hedgerows, landscaping proposals will result in ecological and biodiversity benefits and enhancements for the area. Among the additional features within the application is a community orchard for food growing. 


Peter Cleveland, head of planning at Henry Adams LLP, said, “This application represents a comprehensive and sustainable development proposal. It reflects the expectations of the endorsed masterplan for the area, which has previously been endorsed by Arun District Council.  

“Given the location within the strategic allocation and the significant benefits in favour of the development, we are hopeful that the principle should be considered acceptable. This significant project should enable an immense improvement to the area, creating much-needed new homes and infrastructure, and bringing to life a new community.”

The Henry Adams Planning team has also incorporated details of the works and infrastructure requirements within the proposal. The formal application was submitted in December 2022 on behalf of Barratt David Wilson Homes. Henry Adams expects to receive a positive decision on the application by June 2023.
