Matching landlords and tenants

As a landlord you’ll want to attract the best tenants for your property. But how do you define ‘best tenant’?

Different people are attracted to different types of homes in different locations, but properly qualifying a tenant before entering into an agreement should make for a relatively stress free experience going forwards.

“Most importantly, you want a tenant who will look after your property as if it were their own,” says Melissa Twinn at Henry Adams Lettings in Haywards Heath. “That means taking care of the little things and reporting issues promptly to the Property Manager should they arise.

“We advise our landlords ideally to look for tenants who are able to satisfy the referencing criteria set out by an independent referencing agency, which in turn increases the chance of a successful tenancy for all concerned.”

The advice for landlords is to appoint an agent who will act professionally and in accordance with industry regulations. Using an ARLA Propertymark registered agent, such as Henry Adams Lettings, is the first step, as they will be able to advise clients competently on all aspects of lettings and property management.

Henry Adams Lettings in Haywards Heath has just been awarded as Gold Winner from the British Property Awards. The team was mystery shopped and assessed against a set of 25 criteria, and was found to handle the lettings enquiries efficiently and answer all lettings questions accurately against other agents in the town.

“We also listen to any specific individual requirements that the landlord may have, such as any restrictions on pets, and select the most appropriate tenants accordingly,” explains Melissa, “subject of course to them then passing the necessary referencing checks.

“It is our responsibility to ensure all prospective tenants are qualified thoroughly prior to arranging viewings, so we’re not wasting anyone’s time. And naturally we always aim for the best match between landlord and tenant.”

While it’s unusual for things to go wrong, if they do, landlords who have opted for the full management service can discuss their options with their agent.

“We’ll contact the tenant on behalf of our client and try to resolve any issues,” says Melissa. “We can also guide our landlord clients through the next steps if it becomes necessary, so our landlords can rest assured that we have their best interests at the heart of everything we do”.
