Increasing demand for renting an annexe

An annexe can be extremely useful but if it is no longer being utilised, perhaps as a home office or for multi-generational living, then it could be in demand as a rental property.
 
“A self-contained annexe appeals to many types of tenant but especially those looking for an alternative to living in a block of flats, for example,” says James Riley, manager of Henry Adams Lettings in Storrington.
 
“Every annexe is different and as they’re near to a larger property, they’re often in good addresses with nice locations but at a more affordable price range.
 
“People increasingly like the quirky and more unique properties which is evident from the rising popularity of ‘one off’ holiday let properties. There’s something different with each annexe we’ve let over recent months.”
 
Recently Henry Adams has let a 1/2 bedroom annexe  in Coneyhurst Road, Billingshurst. The property enjoys a beautiful setting within the grounds of a large country home and has it’s own private, enclosed garden as well as driveway parking. They also offer shared use of the tennis court. Having recently been completely redecorated, it was offered to let at £875 per month.
 
James adds, “We find more homeowners are choosing to utilise their annexes to generate an income and provided they have all the required permissions, it makes sense to maximise its use. Owners just need to ensure they have the relevant planning consents and can speak to the local authority for further advice.
 
“Naturally you want to be sure that you’ll get on with your tenant as they’re going to be living close by so we advise a meeting between the prospective tenants and landlord before proceeding to ensure that both parties are happy.
 
“All the annexes which we’ve let previously have been on varied terms, for example, some with inclusive bills and others where everything is clearly kept separately, so anyone considering letting an annexe independently from their main home is welcome to get in touch to talk through the options, the likely income, and localised tenant demand.”
