Horsham restaurant opportunity

Restaurant premises in the heart of Horsham have just come to the market through our commercial property specialists in Horsham.

The property is located on the corner of West Walk, a bustling pedestrian thoroughfare linking West Street’s prime retail zone with The Forum which in turn leads to Sainsburys and Blackhorse Way car park. The restaurant has frontage to both West Walk and Blackhorse Way and has seating for around 75 covers over the ground and first floors.

Andrew Algar, head of commercial property at Henry Adams Commercial in Horsham, said, “This is a well presented restaurant currently operating as a Chinese restaurant and takeaway, and  the current operator is now looking to move abroad.

“We understand this location has been used as a restaurant since 2006 so this now represents an opportunity for a new restaurateur to take over the lease and the benefit of the trade fixtures, fittings and catering equipment which is all in place so a new restaurant could be ready to open relatively quickly.”

The current business operates six days a week and is licensed to serve alcohol up to 11pm.  Assignment of the lease will be arranged on the basis of a 20 year FRI lease dating from 2006 at a passing rent of £29,000 pa.  A premium of £60,000 is being sought for the benefit of the lease, trade fixtures and fittings and equipment.

The premises extend to around 1,100 sqft in total and benefits from air-conditioning, a fitted bar area, two dining areas, a fully fitted kitchen, ladies’ and gents’ toilets and feature lighting throughout.

Whilst the premises can be informally inspected as a customer, all discussions and appointments for a thorough inspection are to be made though Andrew Algar at Henry Adams Commercial. Andrew can be contacted on 01403 282519 or via email at andrew.algar@henryadams.co.uk.
