Lettings Upmarket

With demand for rental property remaining strong in the lettings market, landlords are still able to opt for the tenants with the best references.

At the top end of the market, the balance has shifted and larger homes provide a slightly different scenario according to Richard Town, partner at our Henry Adams Lettings in Horsham & Haywards Heath.

“There is more choice of properties over £1500 pcm than we’ve seen for a while,” says Richard, “which means prospective tenants in the upper market can often cherry pick their new home, and as larger homes are competitively priced, tenants can get some surprisingly affordable homes.”

Some properties are available to move in immediately, so tenants could even be enjoying spring in a fabulous new home.

“With unique and substantial country houses, like the recently updated detached home we are offering in Billingshurst (£2,650 pcm + fees), there are some great opportunities to enjoy a lifestyle of grandeur without taking on the long term responsibilities and mortgage to go with it,” adds Richard.

“This beautifully presented home has its own indoor heated swimming pool which is maintained and serviced by the landlord, so a tenant can have all the enjoyment without the maintenance worries. There’s also a paddock, stables and a sand school which come with this impressive family home which lies within striking distance of the station.”

Our lettings teams across the south offer an interesting variety of luxury properties, both in town and countryside, to suit waiting tenants.

“Recently we’ve noticed tenants looking in the upper price ranges who have sold their house but have been unable to find the next property to buy,” says Richard, “so rather than lose their buyer, they’re moving into rented accommodation.

“This also provides the chance to try out different types of home, perhaps more modern, more rural or more grand than they have before, whilst they monitor the sales market before deciding on their next step.”
