The Rural & Farming Department at Henry Adams has been instructed to market this parcel of land, positioned in a central village location in the South Downs.
The field is approximately 0.48 acres in size, on free-draining and south-facing chalk soils, ideally suited for seasonal grazing or smallholding activities.
This field was briefly considered for development by the South Downs National Park Authority as part of the Strategic Homes Land Availability Allowance in 2016. It was later excluded because the exercise sought to find locations where five or more houses could be built, and they determined the site as too small for 5 homes. No planning permissions have been sought under the current Local Plan, although a unsuccessful attempt was made 14 years ago.
The vendor is seeking to dispose of the land as an unconditional sale, free from restriction or overage, and therefore a purchaser is free to explore development opportunities at their will. This is a rare and unique opportunity.
Interested parties access the land entirely at their own risk and may view the paddock unaccompanied, on foot only, without animals, and during daylight hours only whilst the property is being marketed for sale.
We are now inviting Best and Final offers to be received by 2pm on Friday 13th November 2020.
A rare and unique opportunity to acquire a field or paddock, positioned in a charming central village location.
