Full description

The Old Granary is a delightful character barn conversion located within the semi-rural hamlet of Bilsham. Positioned next to open farmland, the property affords far reaching views, a high degree of privacy and is now offered for sale with the advantage of no onward chain. Planning consent has been obtained to extend and create further accommodation if desired. The plans include the creation of a large reception hall, an impressive kitchen/dining/family room, separate utility and the addition of a private, first floor principal bedroom suite. The planning permission is valid until Feb 2026 and may be viewed at https://www.arun.gov.uk/planning-search. Application Ref: Y/148/22/HH

The property is located at the end of a long gravelled driveway which provides parking and leads to the double garage. Once inside, the accommodation measures 2,139 sqft (including the double garage) and briefly comprises: entrance lobby and hall with storage cupboards. From here the family bathroom and all three double bedrooms will be found with the principal bedroom having an en-suite shower room. Leading through to the other side of the property, a spacious kitchen/breakfast room with its walk-in pantry opens on to the dining area where both the conservatory and generous sitting room can be accessed.

Outside, The Old Granary has several different areas of garden which wrap-around the property and provide a high level of privacy. Farmland borders the property on two sides.

Situation

Bilsham is a small hamlet located between Middleton-on-Sea, a short distance to the south and the village of Yapton to the north. Although the property offers a quiet tucked-away position, it is well placed for local transport links and easy access to Chichester or Arundel. The mainline station at Barnham passes through Gatwick and terminates at London Victoria.

Why live in Middleton-on-Sea?

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
