Full description

Elmer Beach House is a well presented detached house offering adaptable accommodation and improved by the present owners. Enjoying a quiet private estate location within yards of the beach, the property would make an ideal coastal move or holiday home.

The property is approached via the open plan front garden and paved driveway. Once inside the property, the accommodation measures 1,495 sqft and briefly comprises: full width conservatory which also acts as the entrance to the property and leads into the spacious sitting/dining room with its feature fireplace and wood burning stove. From here the inner hallway leads to the fourth bedroom which has a door to the rear garden and could be utilised as a study or playroom depending upon need. A modern shower room is adjacent and complements this room if used as a bedroom. The kitchen has been refitted with stylish units providing ample storage and worktop space. Towards the rear of the property, the kitchen opens onto a conservatory style breakfast area from where views of the garden can be enjoyed. From the main reception room stairs rise to the first floor landing and lead to the family bathroom with its roll-top bath, and all three first floor bedrooms.

Outside, the generous rear garden enjoys a westerly aspect and a good level of privacy, not being overlooked from behind. The garden is mainly laid to lawn with mature hedging, a greenhouse and has gated access to the driveway. Behind the garage is a useful additional brick built store.

Why live in Middleton-on-Sea?

The development of modern Middleton began after World War I, when Captain H Rowlands S Coldicott purchased great swathes of farmland with a plan to create both a residential estate and a village community.

This led to the development of the private Sea Lane Estate, which is still a sought-after residential area today thanks to its proximity to the sea and local shops. There are also many pretty thatched properties in the area along with small retirement apartments, bungalows and large family homes that enjoy direct access to the sea while, in neighbouring Felpham, we have the glorious private Summerley Estate.

Middleton-on-Sea is within easy reach of Chichester and Bognor Regis and is a perfect setting for family life. We have two local schools, including the Bishop Tufnell Primary School and the Felpham Community College for secondary students, along with a day nursery for pre-school children. We also have a good range of shops for such a small village, including coffee shops, a Post Office, a family butcher, a general store, newsagent, fish and chip shops, gift shops, a florist and some friendly pubs.

At low tide, Middleton-on-Sea’s sandy beach stretches from Littlehampton to Bognor Regis and is a favourite for local dog walkers and those who enjoy the fresh air and tranquillity of the sea.  Elmer Sands, a mile east of Middleton, is a particular beauty spot, enhanced by the interesting rock islands that were built as a sea defence two decades ago and which have left rock pools and safe areas for swimming and beginner water sports. Over in Felpham you’ll find beachfront cafés, the Arun Leisure Centre, which has a swimming pool and a well equipped gym, and public tennis courts next to the Promenade.
