Full description

Situated in a semi-rural location approximately 1.5 miles to the east of Billingshurst,

Flushers Farm is a substantially extended late Victorian cottage which enjoys

spacious accommodation and has some particularly nice views across fields and

countryside. On the ground floor there is an attractive sitting room with a woodburning

stove in the brick fireplace and double doors leading to a spacious sun

room which enjoys views across the gardens and farmland. There is also a spacious

kitchen and dining room with a recess housing a Rayburn range, an attractive range

of fitted units and again, lovely views across the gardens. The ground floor

accommodation is complemented by a utility room and a cloakroom.

On the first floor there are three double bedrooms, the master bedroom benefiting

from an en suite shower room, and there is a good sized family bathroom. Outside,

the cottage has a large parking and turning area laid to gravel and leading to an

open-fronted garage.

The cottage is surrounded by attractive gardens and backs

onto its own paddock with an old field shelter and a small area of mixed woodland

beyond, and the plot extends to approximately 1.5 acres in total. EPC-F

Coneyhurst is a semi-rural hamlet lying approximately one and a half miles to the

east of the large village of Billingshurst, with its good range of shopping and

banking facilities, schooling for all age groups and mainline station which

provides a fast and frequent train service into London (Victoria about 65

minutes). The large bustling market town of Horsham, with its pedestrianised

shopping mall (where most of the major retailers are represented), arts centre,

leisure facilities and mainline station, lies just under ten miles to the north east.

The A24 (about four miles away) gives fast access to the M23, M25 and Gatwick

International Airport. Recreational and sporting facilities abound in the area,

including golf at Horsham, Pulborough and West Chiltington, the Leisure Centre

at Broadbridge Heath and sailing from Chichester and Littlehampton harbours.

Why live in Billingshurst?

Billingshurst is a thriving village with a welcoming community, a pretty high street and a wealth of shops and leisure facilities. It has a quaint mixture of old and new properties, including farmhouses, timber-framed buildings, thatched cottages and modern developments. The heart of the village is in a Conservation Area, which protects and preserves the character of The Green and the local buildings, such as the row of medieval terraced houses that are set back from the main road.

Many later additions were designed to include features to reflect the medieval, Edwardian and Victorian homes in the area, such as the red brickwork and projected front gables, which add to the very distinctive style of this beautiful West Sussex village.

There are two local schools – Billingshurst Primary School and The Weald School & Sixth Form, which shares a site with the Billingshurst Leisure Centre. Other local facilities include the football and cricket pitches at Jubilee Fields, a skate park, fishing lake and lawn bowling club. The village is also home to a large library and the Billingshurst Community and Conference Centre that hosts a range of sports clubs and regular activities such as the monthly film night.

Plenty of leisure time can be enjoyed on the Wey and Arun Canal – just hop on one of the three tourist boats that run from Loxwood. There’s also an abundance of independent stores and many traditional pubs in the village, including The King’s Arms and the King’s Head and a selection of restaurants and cafés that cater for all tastes.
