Little London Tea Shop seeks new owner

If you’ve ever wanted to run your own tea-rooms or coffee shop near the coast, now could be the time to act.  The vintage-style ‘Little London Tea Shop’ in Pagham is seeking a new owner to take the business forward.

The interior of the well-presented tea rooms were refurbished fully in 2013.  Situated conveniently within a community shopping parade which includes a Tesco’s Express and a hair & beauty salon, the tea shop can cater for 28 table covers on the ground floor (including six external) with the benefit of free parking directly to the front.

This is a great chance for someone to step straight in to this little gem and build upon the successful small business selling homemade cakes and fresh sandwiches.

We are happy to discuss more details of the business operation, including recent turnover with anyone interested in taking up the reins and the owner will provide a managed handover to help things run smoothly.

Customers include local residents as well as passing trade and tourists visiting the coastal village which is just four miles west of Bognor Regis and almost due south of Chichester.

A premium of £25,000 is being sought for the goodwill interest, trade fixtures and fittings, catering equipment, kitchen appliances and extensive vintage pottery ware and the premises will be available by assignment of an existing 10 year lease at a current passing rent of £7,000 per annum.

While the business can be researched online at www.littlelondonteashop.co.uk or as a customer, interested parties should not approach members of staff. Instead, all enquiries should be addressed to Andrew Algar at Henry Adams Commercial on 01403 282519 or email andrew.algar@henryadams.co.uk
