We are renowned as one of the most respected lettings agents in the area and here are a few reasons why:
We go further than most letting agents to ensure that properties are marketed effectively and achieve exposure both in the local press and across the internet. We also work hard to ensure that landlords are kept fully abreast of legislation that changes on a regular basis.
All our dedicated lettings staff are well trained and can offer excellent advice to landlords and tenants. If you would like to find out more you can download our lettings brochure from this website or, better still, pop in to your local branch and have an informal chat with one of the team.
We offer a comprehensive advisory service to landlords at every step, from your legal obligations, advice on buy-to-lets to helpful tips on successful letting.
We’ll also help you identify which of our three services suits you best – choose from the Tenant Introductory Service, the Rent Collection Service and the Fully Managed Service. Full details of what each service entails is included in our full lettings brochure, but remember that each option includes the thorough marketing of all our properties, careful referencing of every tenant and the preparation of tenancy agreements.
This service is very popular with landlords wanting complete peace of mind, and no contact with the tenants. Having found suitable tenants, we then carry out a rigorous referencing process to ensure that the tenants can afford the rent and are credit worthy, and also that they have a good record with their existing landlord. We carry out a thorough inventory of the property prior to it being let, whether it is furnished or unfurnished, and we receive the monthly rent from the tenants by standing order.
We carry out regular property inspections, and we also carry out check-outs at the end of the tenancy. Any day-to-day management issues that arise in connection with the maintenance of the property are dealt with by our team of property managers, and if required, we will instruct the relevant trades person to carry out repairs. We will also serve all the appropriate legal notices on behalf of the landlord, and we will notify all the utility companies of the change of occupant.
This choice is popular with landlords who live locally and are happy to deal with the tenants regarding any maintenance issues. We will market the property, carry out the same referencing procedure as with full management, and prepare all the paperwork prior to the tenants moving in. We will also prepare the inventory and serve the appropriate legal notices on the tenants, so that possession can be obtained at the end of the tenancy. We will also carry out the “check-out” after the tenants have vacated, to reconcile the deposit.
This option is usually taken up by the experienced landlord who is familiar with tenancy law and property management. In addition to marketing the property, we would reference the tenants and prepare the tenancy agreements. Thereafter the landlord deals with all maintenance issues and the serving of legal notices. We advise landlords to still have an inventory carried out, which we can organise at a competitive rate on their behalf.
